Lease terms

This is a 1 year lease, however homeowner is open to rent-to-own. No Smoking. Smoking is strictly prohibited inside the property and anywhere on the premises. No Pets. Pets of any kind are not permitted on the property without prior written approval from the Landlord. Utilities. Renter is responsible for paying all utility bills associated with the property, including but not limited to electricity, water, gas, internet, and any other service placed in the Renter's name. HOA Fee. Renter is responsible for paying the yearly HOA fee in full and on time, unless otherwise stated in writing by the Landlord. Yard Maintenance. Renter is responsible for all yard maintenance, including mowing, trimming, edging, weed control, and general upkeep of the exterior grounds. Trash Pickup. Trash collection days are Tuesday and Friday. Renter is responsible for placing trash out in accordance with pickup schedules and local guidelines. Wall Painting. Any painting of walls or other interior surfaces must be approved in writing by the Landlord before any work begins. Unauthorized painting may result in fines and/or charges for restoration. Home Projects and Modifications. Any significant home projects, whether indoors or outdoors, must be approved in writing by the Landlord before beginning work. This includes, but is not limited to, painting walls, installing shelving, adding garden boxes, or making any structural or cosmetic changes. Approval of Updates. If the Renter is unsure whether a repair, update, addition, or improvement requires approval, the Renter must consult the Landlord before proceeding. Landlord Discretion. These terms may be added to, modified, or changed at any time at the sole discretion of the Landlord, subject to applicable law and proper notice where required. Compliance. Renter agrees to comply with all property rules, HOA rules, and applicable local, state, and federal laws throughout the lease term.
