LEASE TERMS 87 Goldenrod Loop, Clayton, NC Rental Term Initial lease term: 12 months. At the end of the initial term, the lease may renew on terms offered by the landlord. Either party must provide at least 60 days written notice prior to the lease expiration date if they do not intend to renew. Occupancy Maximum occupancy shall comply with applicable laws and property size limitations. Maximum of two adults. Maximum of two vehicles. Long-term guests staying more than 14 consecutive days or more than 30 days in any 12-month period require landlord approval. Subletting Subletting, assignment of the lease, Airbnb, VRBO, and all other short-term rental arrangements are prohibited. Utilities Tenant is responsible for all utilities and services, including: Electric Water and sewer Trash and recycling Internet, cable, and telephone Any utility connection or transfer fees Lawn Care and Exterior Maintenance Tenant is responsible for routine lawn maintenance, including mowing, edging, trimming, weed control, leaf removal, and general landscaping upkeep. Tenant shall maintain the yard and landscaping in a neat and attractive condition throughout the lease term. Smoking Policy No smoking or vaping is permitted inside the home, garage, or any enclosed structure on the property. Pet Policy No Pets Renters Insurance Tenant must maintain renters insurance throughout the lease term. Minimum liability coverage of $100,000 is required. Proof of coverage may be required prior to move-in and upon renewal. HOA Compliance Tenant must comply with all HOA rules, regulations, and community standards. Any fines resulting from tenant violations shall be the tenant's responsibility. Application Requirements Income verification required. Minimum household income of three times the monthly rent. Credit, criminal background, eviction, and rental history screening required.
