Lease terms

Month-to-month tenancy. Rent is $3,000 per month, due on the 1st of each month. Late fees apply in accordance with the lease. $6,000 (first month's rent and security deposit) is due prior to move-in. Water, trash service, and internet are included in the rent. Tenant is responsible for electricity, which is separately metered. Electric bills are due on the 23rd of each month. Two gated parking spaces are included. In-unit laundry and air conditioning. This residence is located on the second floor. Smoking is permitted on the lanai only. No smoking inside the home. Pets are considered on a case-by-case basis. Only dogs and cats are eligible for consideration. No other species of animals will be permitted under any circumstances. As dogs reside on the property, all applicant dogs must successfully complete a scheduled meet-and-greet with the resident dogs prior to final pet approval. Additional pet policies and requirements apply. Tenants have access to a fenced dog run. Dogs may use this area when they can be safely left unattended and do not create a nuisance for other residents. City quiet hours apply. Please be respectful of neighbors and shared spaces to ensure everyone's enjoyment of the property. The property is managed with an on-site Landlord available to assist with maintenance and other property-related concerns. Tenants are expected to return the home in substantially the same level of cleanliness as it was received, excluding normal wear and tear. The electronic entrance gate is operated by remote gate clickers, which are provided by the landlord. Tenants are responsible for damage to the property caused by themselves, members of their household, or their guests, beyond normal wear and tear.
