Lease terms

This agreement is for the rental of one private furnished bedroom and one private bathroom in an owner-occupied home. The kitchen, living room, laundry room, and other designated common areas are shared with the homeowner. Rental Term Minimum stay: 30 days. Maximum stay: 90 days (extensions may be considered if mutually agreed upon). Check-in and check-out dates will be agreed upon before occupancy. Rent Rent is due in advance on the agreed payment date. A refundable security deposit may be required and will be returned after move-out, less any deductions for damages beyond normal wear and tear. Included Rent includes: Utilities (electric, water, sewer, trash) High-speed Wi-Fi Laundry access Furnished bedroom Private bathroom Access to shared kitchen and common living areas Occupancy Single occupancy only. The room is intended for the registered tenant only and may not be subleased or shared. Overnight Guests To maintain a quiet and comfortable home, overnight guests are not permitted. Smoking & Vaping Smoking or vaping is not permitted anywhere inside the home or on the property. Pets No pets. Quiet Hours Quiet hours are from 10:00 p.m. to 7:00 a.m. Please be considerate of others by keeping noise to a minimum during these hours. Cleanliness Please clean up after yourself in all shared areas. Wash and put away dishes after use. Help keep common spaces neat and respectful. Kitchen Use Tenants are welcome to use the kitchen and refrigerator. Please label personal food items and clean all cooking areas after each use. Laundry Laundry facilities are available. Please purchase detergent of choice and remove clothing promptly when cycles are complete. Parking One designated parking space is provided. Safety No illegal drugs or unlawful activity. Firearms or other weapons may not be brought onto the property without the homeowner's prior written permission and compliance with applicable law. Please lock doors and windows when leaving. Maintenance Please report any maintenance concerns promptly so they can be addressed before they become larger issues. Respectful Living This home is intended to provide a quiet, comfortable environment for working professionals. Mutual respect, courtesy, and open communication are expected from both the homeowner and tenant. Move-Out Please leave the room in clean condition and return all keys, remotes, and access devices at move-out.
