Lease terms

Utilities Tenant shall be solely responsible for establishing and maintaining all utility services during the lease term, including but not limited to electricity, water, sewer, trash collection, cable, internet, and any other services provided to the Premises, unless otherwise stated in this Lease. No Smoking Policy Smoking, vaping, or the use of any tobacco, cannabis, or similar products is strictly prohibited inside the Premises, including all interior areas, garages, balconies, patios, and common areas where prohibited by law or community rules. Any damage, cleaning, deodorization, or remediation costs resulting from a violation of this provision shall be the responsibility of the Tenant. Pets No pets shall be kept, harbored, or permitted on the Premises without the prior written consent of the Landlord and approval from the Homeowners Association ("HOA"), if applicable. Tenant must fully disclose all pets, including breed, weight, age, and vaccination records, before occupancy or acquisition of a pet during the lease term. Tenant shall comply with all HOA rules, regulations, and restrictions regarding pets. Any unauthorized pet shall constitute a material breach of this Lease and may result in fines, removal of the pet, or termination of the tenancy. Tenant shall be responsible for any damage caused by approved pets and shall maintain the Premises in a clean and sanitary condition. HOA Compliance Tenant agrees to comply with all HOA rules, regulations, bylaws, and community standards. Any fines, penalties, or charges assessed due to Tenant's actions, omissions, guests, invitees, or pets shall be the sole responsibility of the Tenant and shall be payable upon demand. These provisions are commonly used in Florida residential leases and provide good protection for the landlord while clearly outlining the tenant's responsibilities.
