Tenant Screening & Eligibility Requirements In accordance with Texas Property Code 92.3515, all applicants will be evaluated using the following criteria. Failure to meet one or more of these requirements may result in denial of the rental application. Application Requirements * Each applicant 18 years of age or older must complete a separate rental application. * A valid government-issued photo ID is required. * A non-refundable application fee is required, unless otherwise required by law. Income Verification * Combined gross household income should be at least three (3) times the monthly rent. * Applicants must provide proof of income, which may include recent pay stubs, tax returns, military LES, employment verification, or other acceptable documentation. Employment Verification * Current employment and income will be verified. * Stable employment history is preferred. Credit History Applicants may be denied based on: * Unsatisfactory credit history. * Outstanding collections or judgments related to previous housing. * Excessive delinquent accounts. * Unpaid utility accounts. * Other significant negative credit factors. Rental History Applicants may be denied for: * Prior evictions. * Outstanding balances owed to previous landlords. * Repeated late rental payments. * Lease violations. * Property damage beyond normal wear and tear. * Negative landlord references. Criminal Background Applications may be denied based on criminal history that presents a legitimate risk to the safety of residents, neighbors, the property, or the community, as permitted by applicable law. Accuracy of Information Applications may be denied if: * Information provided is false, misleading, or incomplete. * Required documentation is not provided. * Identity cannot be verified. Occupancy Occupancy must comply with all applicable federal, state, and local housing laws. Additional Lease Terms * No smoking or vaping inside the home, garage, or on the premises. * Tenant must maintain renter's insurance throughout the lease term. * Tenant agrees to promptly report any maintenance issues or repairs. * Tenant shall keep the property clean and in good condition and is responsible for damage beyond normal wear and tear. * Any alterations, painting, installation of fixtures, or mounting of televisions require the landlord's prior written approval. * Tenant shall comply with all HOA rules, community regulations, and local ordinances. * Tenant is responsible for maintaining the lawn and landscaping as outlined in this lease. Pet Policy Pets are permitted only with the landlord's prior written approval. * A maximum of two (2) dogs is permitted. * Dogs must weigh 50 pounds or less each. * Cats are not permitted. * A refundable pet deposit of $500 is required prior to move-in. The deposit may be used to cover pet-related damages beyond normal wear and tear. Any unused portion of the deposit will be refunded in accordance with Texas law following the tenant's move-out and completion of the final property inspection. * Pet rent of $50 per month, per approved dog will be charged for the duration of the lease. * Tenants are responsible for any damage caused by their pets, including damage to flooring, doors, walls, landscaping, fencing, or other portions of the property. If repair costs exceed the pet deposit, the tenant agrees to pay the remaining balance. * Pets must not create excessive noise, aggressive behavior, odors, or other nuisances that interfere with neighboring properties. * Tenants are responsible for cleaning up after their pets and properly disposing of pet waste. * Any unauthorized pet found on the property will constitute a lease violation and may result in additional fees, removal of the pet, or termination of the lease, as permitted by Texas law. * This policy does not apply to service animals or other assistance animals protected under applicable federal or state law. * Failure to comply with the lease terms may constitute a default under the lease and may result in applicable remedies permitted under Texas law.
