12 Month Lease Terms & Responsibilities Rent is due on the 1st of each month. Late fees apply according to the lease's stated fee schedule. Tenant Pays: Electricity, Septic services, including tight tank pumping as needed based on usage, internet & cable, garbage pick up. Tight tank is 2800 gallons and currently costs $465 per full pump out. Current owner has the tank pumped every 12 weeks on average. There is an alarm when it needs to be pumped. Based on Tenant usage. Landlord Pays Water, Propane for baseboard heat on the main floor and master suite, including hot water. (If Propane bills are out of line with typical usage, this could change over to tenant pays.) Whole house filters: Landlord replaces once per year in May. Reverse osmosis (RO) under sink filter: Tenant is responsible for maintenance and filter replacement if they choose to use it. NO SMOKING PERMITTED in or near the house. Insurance Requirements: Tenant must carry renter's insurance with a rider covering tight tank backup or issues resulting from delayed pumping. Dock Setup/Removal: Landlord handles spring setup and fall removal. Tenant enjoys private dock access for easy watercraft input and output, fishing or just relaxing. Waterfront Care: Tenant must scoop algae and plant buildup around the dock and cove area to maintain clear access and support the ecological health of the shoreline. Tenant agrees to keep the lawn mowed, garden beds maintained, leaf raking with removal of leaves in trash and snow removal. Chemical Restrictions: No chemicals or pesticides may be used on the property due to ecological impact and local conservation rules.
