Lease terms

Lease Length 12-month lease required. No month-to-month at move-in. Rent & Fees Rent: $3,650/month due on the 1st Late fee: $365 if received after the 3rd Security deposit: $3,650 (one month's rent) Returned within 30 days of move-out pending inspection Pets Pets welcome with approval $495 nonrefundable pet fee per pet $50/month additional rent per pet Tenant responsible for any pet-related damage Utilities Tenant pays all utilities including electricity, gas, water/sewer, garbage, and internet. All utilities must remain on through move-out inspection. Included Appliances Refrigerator, stove/oven, dishwasher, washer, and dryer all included. Tenant responsible for damage beyond normal wear and tear. Maintenance Owner handles major repairs (plumbing, HVAC, structural, built-in appliances). Tenant handles minor maintenance including air filter changes, gutter cleaning, and yard upkeep. Yard Tenant responsible for keeping lawn mowed, bushes trimmed, and gutters clear. Owner may arrange service and bill tenant if not maintained. Smoking No smoking of any kind inside the home. Minimum $150 cleaning fee for violations. Move-Out 60 days written notice required before vacating. Property must be returned in original condition, normal wear and tear excepted.
