Lease terms

1. Lease Structure - Tenancy is month-to-month, renewing automatically. - Either party may terminate with 30 days' written notice. 2. Rent & Fees - Rent is due on the 1st of each month. - Late fee of $50 applies if rent is not received by the 5th - Security deposit required and returned per state law (minus damages beyond normal wear). 3. Occupancy - Only the named tenants may reside in the home. - Guests may stay up to 14 cumulative days per month unless approved in writing. - No subletting, no Airbnb/short-term rentals without written permission. 4. Smoking & Behavior - No smoking or vaping inside the home. - No illegal substances on the property. - Tenants must comply with reasonable quiet hours, typically 11 PM to 6 AM. 6. Maintenance Responsibilities Tenant must: - Keep the property clean and sanitary. - Promptly report maintenance issues. Landlord must: - Maintain major systems (HVAC, plumbing, electrical). - Handle structural repairs. - Provide working smoke/CO detectors. 7. Utilities - Landlord pays for all utilities 8. Alterations - No painting, changes, or permanent alterations without written approval. - No hanging pictures and TV mounts allowed. 9. Safety Requirements - Tenant may not disable or remove smoke/CO detectors. - Notify landlord immediately if alarms malfunction or there are safety concerns. 10. Entry - Landlord will give 24-hour notice before entering for inspections or repairs unless there's an emergency. 11. Move-Out - Tenant must give 15 days' notice. - Property must be left clean and in similar condition as at move-in (normal wear excepted).
