Lease terms

1-year lease term. Tenant pays utilities; Landlord pays HOA dues. $100 non-refundable application fee MINIMUM CRITERIA FOR TENANT SELECTION 1) All applicants and their occupants must have good credit history with no bankruptcy 2) Applicant must have sufficient verifiable income and employment. Monthly income must be 3 times the rental amount. 3) Applicant must have been in the same source/field of employment for the past 12 months. 4) Applicant must have the ability to pay the full deposit and first and last month's rent or as required per the terms of the lease. 5) No excessive financial obligations that exceed 35% of gross income. 6) No accounts delinquent over 30 days within the last 2 years. 7) No more than 2 delinquent accounts within the last 5 years. 8) Applicant must have no history of prior evictions or outstanding judgments for rent. 9) No prior notices or complaints from neighbors, co-occupants or police reports for disturbing the peace, aggressive action toward other, drug offenses or vandalism to property. 11) Non-smoker 12) PETS. No cats, birds, or other caged animals. One dog under 40 lbs allowed on a case-by-case basis and with good references. Must be reliably housebroken. Dog must be socialized, well-behaved indoors and outdoors. No incessant barkers or diggers. $750 non-refundable deposit.
