Lease terms

-Lease duration: minimum 1 year -First month rent and a $3400 refundable deposit are due upon signing -Owner pays for water, sewer and trash. -Pets allowed with refundable pet deposit of $300 and a non-refundable $50 monthly fee -No smoking of any kind indoors -No illegal substances on the premises -Strict observation of city noise limits -No use of subwoofers or noise amplifying devices that disturb the neighbors -The tenant is responsible to maintain the property during the full term of the lease, performing reasonable day-to-day and routine maintenance necessary to keep the unit in a sanitary and orderly state, including but not limited to replacing lightbulbs and batteries on the premises, changing the filter in the HVAC unit, placing the trash/recycling bins in the alley the night before city trash pick up weekly, snow removal in the driveway behind the unit's garage and in the walkways in front of the unit, -If there are signs of damage to the property, the tenant must notify the landlord immediately. -The tenant must maintain renters insurance during the full term of the lease. -Parking is not permitted in the driveways and areas not marked for public parking
