FURNISHED RESIDENTIAL LEASE AGREEMENT This Furnished Residential Lease Agreement ("Agreement") is entered into between the Landlord and the Tenant for the rental of the furnished property ("Premises") under the following terms: 1. PROPERTY USE The Premises are leased for residential purposes only. Subleasing or unauthorized commercial use is prohibited. 2. LEASE TERM The lease term shall begin on the agreed move-in date and continue for the agreed rental period unless terminated in accordance with this Agreement and applicable Kentucky law. 3. RENT & UTILITIES Tenant agrees to pay the monthly rent as stated in the lease. The monthly rent includes the following utilities and services: Electricity Water Internet Utilities must be used responsibly. Excessive or abusive usage may result in additional charges where permitted by law. 4. SECURITY DEPOSIT A security deposit is required prior to move-in. The deposit may be used to cover unpaid rent, damages beyond normal wear and tear, cleaning, or other lease violations, in accordance with Kentucky law. 5. FURNISHED PROPERTY & TENANT RESPONSIBILITY The home is rented fully furnished. All furniture, appliances, decor, and household items are provided for Tenant's use. Tenant must maintain the property and furnishings in clean, safe, and good condition. Any damage, breakage, or loss must be reported immediately and may result in repair or replacement charges at Tenant's expense. 6. CLEANLINESS & MAINTENANCE Tenant agrees to keep the home clean, sanitary, and in good order at all times, including kitchen, bathrooms, appliances, and floors. 7. NO PETS Pets are strictly prohibited on the property. Bringing any animal onto the Premises constitutes a lease violation and may result in immediate termination of tenancy. 8. NO SMOKING Smoking is strictly prohibited inside the home and anywhere on the property, including outdoor areas. Evidence of smoking constitutes a lease violation and may result in termination and additional cleaning or damage charges. 9. NO PARTIES OR EVENTS Parties, gatherings, or events are not permitted without prior written approval from the Landlord. Violation may result in immediate termination of the lease. 10. OCCUPANCY Only approved occupants listed in the lease may reside in the Premises. Unauthorized occupants are prohibited. 11. TRASH & PROPERTY CARE Tenant must properly dispose of trash and maintain the property in clean and orderly condition in accordance with local collection schedules. 12. PARKING Parking is permitted only in designated areas such as the garage and driveway. Parking on grass or in front of neighboring properties is prohibited. 13. SECURITY CAMERAS & ENTRY The property uses keyless entry access. Entry codes are provided after lease confirmation. Exterior security cameras are installed for safety monitoring only. No interior cameras are present, and Tenant privacy is respected. 14. LEASE VIOLATIONS & TERMINATION Failure to comply with any lease term constitutes a breach of this Agreement and may result in termination of tenancy in accordance with Kentucky law. Serious violations include but are not limited to: Pets on the property Smoking Parties or illegal activity Significant damage or unsafe behavior Termination may occur without refund where permitted by law. 15. MOVE-OUT CONDITION Upon move-out, Tenant must: Remove all trash Wash dishes Leave the home in clean and reasonable condition Additional cleaning or repair costs may be deducted from the security deposit as allowed by law.
