This property is available for a one-year lease minimum. Move-in costs, including the first month's rent and security deposit, are due in full at lease signing before keys are handed over. Well-behaved pets are welcome upon landlord approval, subject to additional pet fees or deposits. Renters insurance is required. Pursuant to Washington state law, prospective tenants are notified that evaluation criteria include a comprehensive review of credit history, civil or court records, and a criminal background check via consumer reporting agencies, alongside verification of stable income, employment history, and positive references from prior landlords. Criteria that may result in the denial of an application include a credit score below required thresholds, open bankruptcies, public records showing recent evictions, history of property damage or unpaid rental debt, insufficient or unverifiable income, or negative references from previous housing providers. Tenants will be held responsible for seasonal maintenance and property care, which includes regular mowing, weeding, and watering of the lawn, replacing HVAC furnace filters every 90 days, keeping the roof and gutters clear of debris at least twice per year, and ensuring the main water supply to the underground sprinkler system remains turned off throughout the entire freezing season. Applicants will be charged a screening fee to cover the actual costs of obtaining background information and verifying references, which will not exceed the customary costs charged by screening services in the general area. Please note that the landlord does not accept comprehensive reusable tenant screening reports (portable screening reports) at this time, and all applicants must complete screening through the landlord's preferred consumer reporting agency
