    . Lease Duration The lease term is a minimum of 3 months. Renewal options may be available upon mutual agreement. 2. Rent Deposit Monthly Rent: 2,900 payable on the 1st of each month. Security Deposit: 2,900 refundable Late Fee: A fee of $50 will be charged for payments received after 5th of the month. 3. Utilities and Services The landlord provides water, sewer, and garbage. Internet provided for a low cost of $25 monthly. Tenant is responsible for electric, and maintaining lawn and driveway care. 4. Furnishings are provided if requested. 5. Occupancy Subletting or assignment of the lease is prohibited without the landlord's written consent. 6. Pets: Dogs are permitted upon request. If allowed, a non-refundable pet fee of $25 a month and a pet non-refundable deposit of $300 is required. 7. Maintenance and Repairs The tenant must promptly notify the landlord of any maintenance or repair needs. Minor repairs $100 are the tenant's responsibility. The landlord is responsible for major repairs and structural maintenance. 8. Condition of the Property The tenant agrees to maintain the property in clean and orderly condition. No alterations or modifications to the property are allowed without written consent. No hanging anything on the walls with nails or screws allowed. Damage to walls due to this will be the responsibility of the tenant. 9. Termination Early termination requires, 30 days written notice and may incur a penalty of $500. Inspection and Entry The landlord may enter the property for inspections, repairs, or showings with at least 24 hours notice, except in emergencies. 11. Additional Terms Smoking is permitted outside on the property. The tenant agrees to abide by all local laws and regulations. All parties must sign and date the lease agreement.
