Renter pays for water, electricity, gas and cable tv/internet. Owner pays HOA which includes, trash and recycling, yard maintenance and snow removal. Renter is responsible for any fines incurred for violating HOA rules and regulations. Rent is due by 2nd of each month with a 3 day grace period. Direct deposit is the preferred mode of payment. A late fee of $50 will be charged for first late payment. Subsequent late payments will be charged at $150. After 3 late payments, the owner may reserve the right to terminate the rental contract. Minimum lease of 1 year required. Renter is responsible for upkeep and maintenance of the house interiors. Renter may choose to buy rental insurance if coverage of personal belongings are needed. No smoking allowed inside the house. If evidence of smoking is determined, owner may choose to withhold partial or full deposit depending on the cost to remove the smoke smell. Renter may also be evicted if needed. This house is in a safe and quiet neighborhood with adjacent homes occupied by owners. No excessive partying, loud music or any other type of behavior allowed which may draw complaints from neighbors. The first complaint will be considered as a warning and upon receiving a 2nd complaint from neighbors or HOA, the renter's contract may be terminated.
