LEASE TERMS Lease Duration: 12-month minimum lease required. Rent & Payments Monthly rent: $1,600 Rent due on the 1st of each month Late fee applies after grace period (as permitted by Nevada law) Security Deposit $1,600 refundable security deposit Subject to condition upon move-out inspection Application Requirements $25 non-refundable application fee per adult Minimum credit score: 650+ required Income requirement: 2.75x-3x monthly rent (roughly $4,800+ gross monthly income) Verifiable employment/income required Positive rental history required (no prior evictions) Renter's Insurance Renter's insurance is required prior to move-in and must be maintained throughout the lease term Proof of coverage must be provided Utilities Tenant is responsible for: Electricity (NV Energy) Internet / cable Any utilities not covered by HOA HOA typically covers (confirm as applicable): Water / sewer / trash Community maintenance and amenities Pets Pets considered on a case-by-case basis Pet deposit: $300 $500 OR monthly pet rent ($25 $50 per pet) Breed/size restrictions may apply per HOA rules Parking Assigned parking included Guest parking available per HOA rules Property Rules No smoking inside unit No subleasing or short-term rentals (Airbnb/Vrbo prohibited) Tenant must comply with all HOA rules and regulations Move-In Requirements First month's rent + security deposit due prior to move-in Renter's insurance proof required before keys are released Lease Preference Long-term tenants preferred 12-month lease strongly preferred (no month-to-month unless specifically approved at premium rate)
