Lease terms

1. Security deposit is due at signing of the lease. 2. First month rent is due on August 1st, 2026. 3. Monthly rent payment is $2,100 which is due on the first of each month. 4. Utilities are all included (hot water, electricity, heating and air conditioning) 5. There is a NO PETS policy for the whole apartment building. No exceptions. 6. NO SMOKING inside the apartment or inside the common areas. 7. There is a grace period of 5 days including weekends/holidays for late rent payments. After 5 days there will be a flat $50 fee added to the $2,100 8. Security deposit will be returned to the tenant within TWO weeks after the unit is vacant. 9. The tenant is to contact the landlord regarding any maintenance needed. ANY unauthorized work will not be reimbursed and the tenant will be held financially responsible for it. 10. Early Lease Buy-Out Option: A tenant may terminate this lease before the expiration date by paying a one-time Early Lease Buy-Out Fee equal to one and one-half (1 ) months' rent ($3,150). This fee represents a reasonable estimate of the landlord's costs associated with early termination and re-renting the unit. a. The tenant must provide at least thirty (30) days' written notice of their intent to terminate the lease. b. The Early Lease Buy-Out Fee must be paid in full before the tenant vacates the premises. c. Unless otherwise agreed to in writing by the landlord, the tenant shall vacate the premises on or before the expiration of the thirty (30)-day notice period. d. The landlord may show the property to prospective tenants during the notice period after providing reasonable notice to the tenant, as required by Massachusetts law. e. Payment of the Early Lease Buy-Out Fee does not affect the handling of the security deposit. The security deposit will be returned or applied in accordance with Massachusetts law and the terms of this lease. f. The Early Lease Buy-Out Option shall not become effective until the required written notice has been provided and the Buy-Out Fee has been paid in full.
