Lease terms

Lease Terms: $3,980 monthly rent - 1 year minimum lease - NO smoking and/or vaping of any kind on premises - Renters Insurance policy must be active for the entirety of the lease term. - Tenants responsible for utilities (water, sewer, garbage, electric, gas, internet etc). - Tenants responsible for landscape maintenance throughout the year. If landscape becomes unattended on 3 or more random visits, Lessor will hire a landscaper and charge the tenants for the service up to $250 per visit. - Pets on case by case (Require $350 non-refundable pet deposit if agreed to by Lessor) and $40 monthly rent additional. - Minimum Credit Score of 720+ - Verified Income Ratio: 3.5x -No Co-Signers - Comprehensive reusable screening reports by consumer reporting agency are not accepted. Independent FULL Tenant screening is required for all 18 and over applicants by a third party with all applicants meeting requirements. - Application fee will be $50 non-refundable per applicant 18 and over. The full report and verification will consist of credit history, former residency verification, employment and salary verification, criminal history and eviction reports. - 3 months paystub and/or bank statements may be required. - No application will be accepted until all prospective tenant tours the home via in person or by live video tour (NO exceptions). All accepted applications MUST sign the lease within 24 hours otherwise will continue to show the property). Move-In fees: First, Last and Security Deposit required upon signing $3,500 Security Deposit $50 non-refundable application fee per 18 and over applicant (see above)
