Lease terms

1-year lease required. Tenant is responsible for all utilities, including internet. Tenant is responsible for routine yard maintenance, including mowing, watering, weeding, leaf removal, and snow/ice removal (if applicable). No smoking or vaping anywhere inside the home. No Pets. Security deposit and any non-refundable fees due prior to move-in. Household income must be at least 3 times the monthly rent. Credit score of 680+ Positive rental history with no prior evictions or outstanding landlord debt. Employment and income verification required. Criminal background screening required, consistent with applicable law. Maximum occupancy in accordance with local regulations. No subletting or short-term rentals (including Airbnb/VRBO) without written permission. Tenant must promptly report maintenance issues and keep the property in clean, sanitary condition. Tenant may not install satellite dishes, security cameras, or EV chargers without written approval. All adults (18+) residing in the home must complete an application and be listed on the lease.
