Lease terms

1- Terms: Minimum 12-month lease term. 2-Security deposit: one month rent security deposit. $ 200.00 processing fee( non refundable). 3-Pet: $300.00 non-refundable deposit and $ 50.00 per pet (extra rent), Small maximum of two pets permitted ( Up to 20 Lbs). 4- Utilities: Renter responsible for Electric, Gas, water, Phone/ internet bills. 5- Repairs: The owner pays for any normal wear & tear. Renter will pay home warranty insurance of $100.00 monthly and initial/ copayment for any home appliances warranty calls ( pay only when you call for service and payment amount varies as warranty company. 6- The renter is responsible for air conditioner filter changes.(Suggest every 3 months.) 7- Lawn maintenance: Lawn mowing & watering is the renter's responsibility. 8- Smoking: Not allowed. 9- Criminal Records: Clean records renters are only acceptable./ No criminal records. 10- Renter responsible for Pest control service. 11- Strongly encourages the Tenant to have a renter's insurance policy in effect for the duration of the lease or must sign an insurance waiver for renting this property. 12- Landlord is not offer any commission or referral amount. Therefore, Landlord is not responsible for any commission or referral amount for anyone. 13- Pool Maintenance: The renter is responsible for pool cleaning and filter cleaning. The renter will pay monthly maintenance fee. Details of terms and conditions will be in the final agreement.
