The neighborhood

About the building

Designed and built in 1905, this building in the Historic Avenues District of downtown Salt Lake City was likely a single large mansion originally--then divided up into (5) apartments sometime during or right after the Great Depression (which was very common back then). A 6th apartment (the attic loft) was added much later. If you are looking for a peaceful, quiet, warm space, this unit--with its western and northern exposures, original fir hardwood floors, tall ceilings and lots of tall windows--might be just your spot. The bathroom is cute, sunny, vintage style--and quite large. It has vintage fixtures--including the original claw-foot tub (with shower)... and some exposed brick. The closet space is excellent--with three separate (walk-in) closets--AND a ton of extra storage space AND a laundry facility in the main basement of the building... so, anything that won't fit in the apartment can easily be stowed below. (Bikes, boards, bins, skis, camping/climbing gear, a kayak, suitcases, extra furniture, seasonal items, etc). The building has a big, original, wrap around porch in the front--that is available for all tenants to use. Great spot for morning coffee or dinner outside on one of Salt Lake's many gorgeous evenings. (The porch has great sunset views--as does this apartment.) Since this is an upstairs unit--and there is carpeting in the front entry and stairway--we're looking for someone with no dog(s). (Thank you for respecting this preference.) A cat or other small, clean, quiet creature is typically allowed. This is one of the nicest vintage apartments you will find anywhere in the Aves. BUT... it is 120-ish years old. The focus over the years since we've owned it has been on Restoration and Preservation--not "updating" or modernizing. So it's pretty authentically turn-of-the-century wherever possible. And that of course has pluses and minuses. Internet is included in the monthly utilities--which are divided up between all the units each month. (With the water, gas, electric, trash, AND high speed internet, utilities have averaged about $145/month for this unit this past year (for single occupancy)--which is super cheap.) This is not student housing... so if you don't have a good job, good credit, at least a few years of solid previous rental history... we probably won't rent you an apartment. We don't do co-signers and we don't generally rent to (undergrad) students. It's just not that kind of party. You don't have to be white collar to rent this place... but you do have to be mature, quiet, experienced, and financially stable. 12-month lease is required to begin. May agree to a month-to-month (or 6 or 9-month lease) after the first 12 months. Reply with any questions or to schedule a time to check out the space in person. IN YOUR REPLY, tell us a bit about yourself--and anyone else who would be living in the apartment... like... what you do for work... your typical gross monthly income... and what you are looking for exactly in terms of housing... details about any pets... your ideal MOVE-IN date, etc. (We will not schedule a showing without this basic pre-qual information.) If you seem like a good fit based on all of that info, we'll set up a showing--or let you know when our next open house showing will be. We do not use Zillow applications and we don't send out applications to anyone who has not already been to a showing and seen the unit in person, face to face. We support and strive to comply with all Equal Credit and Fair Housing laws and initiatives. 12 month lease is standard and advertised rent is for 12 months. Will sometimes consider 6 or 9 month leases for slightly higher rent. Tenants pay all utilities at this property. We do allow some pets in this space.
