House Rules and Responsibilities This is a smoke free property. Pets: No pets allowed, no exceptions. Utilities: High-speed fiber optic internet, water, and garbage disposal included.The owner covers the cost of electricity up to $300 per month for the entire property. Any excess will be added to the renter's monthly charges. Landscaping Maintenance: The renter is responsible for maintaining the green areas in front of the house and on the right side, up to the fenced boundary. This includes watering at least twice a week, pruning dry leaves, and removing weeds/ spraying weed killer to keep the landscaping neat and healthy. Failure to maintain the landscaping will result in the renter being charged the cost of services from a gardening company selected by the owner. The owner will only cover repairs for major appliances such as the AC, stove, refrigerator, and washer/dryer if the issue is due to age-related malfunction. Any other repairs, or issues not caused by normal wear and tear due to aging equipment, will be the responsibility of the renter. Please note that all appliances are less than three years old, and the water heater is only one year old.
