Applications will only be accepted after prospective tenant(s) have completed an in-person property tour by appointment. The application link will be provided upon request following the tour. ~ Lease term: 12 months ~ No smoking in rental or on property ~ No Co-Signers ~ Sorry, no pets allowed. ~ UTILITIES: tenants' responsibility (Electric, Gas & WSG) ~ YARD CARE: landlord will take care of all front yard landscaping, tenant will be responsible for backyard maintenance ~ No 3rd party applications accepted. ~ Landlord will NOT accept a comprehensive reusable screening report by a consumer reporting agency. ~ First Month: $3600 ~ Last Months Rent $3600 ~ Refundable Security Deposit $3,600 ~ Application Fee: $50 per adult. All applicants age 18 and over must apply. ~ Renter's insurance required APPLICANT CRITERIA All applicants must meet the following minimum qualifications for tenancy: ~ Gross monthly income must equal or exceed three times the monthly rent. Employment and income must be verified using the applicant's two most recent pay stubs or other approved financial statements. ~ Credit score must be 700 or above, with no more than five late payments or collection notices on record. ~ Current and/or previous landlord references must be satisfactory. Applicants with an eviction record within the past three years will not be eligible for occupancy. Applicants who have received three or more lease violation notices from a prior landlord will also not be considered for occupancy
