Some owners here list their 1/1 condo on vacation sites with a 31 day minimum for $3300 per month. I operate like a vacation site but without the middleman fees and premium rental rate. My minimum lease term is 90 days, max 330. This is a "midterm furnished rental with utilities and WiFi included in the rent." SOLO tenant rent is $2500, $2500 SD. $2680 for duo occupancy, $2680 SD. PLEASE NOTE THAT ZILLOW'S RENT ANALYSIS DOES NOT APPLY TO: SHORT TERM, FURNISHED CONDO LEASES WHICH ALSO INCLUDE: 24 Hour staffing; heated pools and spas; gyms; ALL UTILITIES AND WIFI, IN ADDITION TO A PRIME LOCATION that is 100% walkable/bikeable to the Harbor, Seaport Village, the Embarcadero, Union Station, trolley, restaurants, the Hyatt, Petco Park, groceries, etc, EVEN CORONADO. So Zillow's "rent analysis" for this is incorrect. During these stressful times, I urge you to consider location and security strongly. My beautiful city now has some very dangerous streets. For downtown searches: Stay west of Horton Plaza, south of Broadway. Little Italy is fun to visit but super crowded with parking issues. Fun to experience it then WALK home to peace and quiet. My Marina District has been cleared of any problems and I walk comfortably everywhere. First lease should be at least 3 months, 6 is best, up to 10. Then month to month is possible. First month plus Sec Deposit to occupy. Stable work with reliable income is important. Washer/dryer stacker in the unit. New fridge, dishwasher, convection microwave, fresh white carpet with area rugs. Condo also has central heat and AC. Cozy electric fireplace for the rainy season!! No smoking or animals unit since new. Private views out the windows (watch Midway fireworks from the condo!) Two heated pools, two hot tubs, sauna, gym with rower, tread, weights. 24 hour staff security, mail room attendant, gardens and fountains, underground dedicated parking space, EV charging stations for long term leases only, emergency maintenance crew. Within short walking distance to Ralph's, restaurants, Gaslamp, Seaport Village, the harbor, Raedy Shell, Little Italy, train and trolley stations, Eddie V's and Kansas City Barbeque This is considered an upscale, luxury condo in the best part of downtown San Diego for professionals. Executives and people who appreciate quality amenities.

If you deduct utilities, trash, WiFi and the convenience of turn key furnished, the rent would be below $2300 IF it was offered like the Zillow comps, as a long term unfurnished. Think VRBO without their middleman fees for my condo. On VRBO, this condo would be a 31 day minimum for $3300!
No other condo community downtown is offering a furnished one bedroom that INCLUDES ALL UTILITIES AND WIFI, has a better location (Marina District) or has the AMENITIES for the price.

Garden style project (only 4 stories) in quiet Marina District three blocks west of Horton Plaza. Best location downtown. Don't go east of Horton Plaza and Little Italy is crushingly crowded.
This is a super quiet, clean and respectful community with wonderful landscaping and fountains. Only one occupant desired, MAYBE two if both work outside the home daily. Two people at home 24/7 is hard on the furniture and increases wear everywhere. No animals of any kind at any time due to my animal dander allergies. No vaping or tobacco use at any time.
If you live a quiet lifestyle, you will love it. Partiers won't be happy here. Gaslamp District is better for night owls and social butterflies.
Secured garage parking with one dedicated space: sauna; gym; 2 heated pools; 2 hot tubs; 24/7 attendants with front desk; the community is fully fenced; bicycle storage by the car; walk everywhere in the community at night; beautiful landscaped grounds with soft lighting.
All kitchenware, linens, work area with printer. Air conditioned and heated. Fireplace.
I have been renting it short term furnished for over 5 years and that type of tenant does not preview it but treats it like a vacation booking.
