We are looking for responsible tenants seeking a 6- to 12-month lease who will treat the home with care and respect. Lease Terms & House Rules Lease Length: Minimum 6-month lease. Maximum initial lease term of 12 months, with renewal options subject to owner approval. Rent: Due on the agreed-upon date each month. Security Deposit: Required prior to move-in. Utilities: Tenant is responsible for all utilities, including electricity and internet Smoking: Absolutely no smoking or vaping of any kind inside the home or garage. Noise & Parties: This home is located in a quiet residential neighborhood. Parties, events, and excessive noise are not permitted. Please respect neighbors and observe quiet hours between 10:00 PM and 7:00 AM. Parking: Parking is permitted in the driveway only. No parking on the lawn or in areas that may block neighbors or emergency access. Occupancy: Only tenants listed on the lease may occupy the property unless otherwise approved in writing by the owner. Pets: Pets are subject to owner approval and may require an additional pet deposit or monthly pet rent. Property Care: Tenant agrees to keep the home clean and well-maintained, promptly report maintenance concerns, and return the property in substantially the same condition as when received, excluding normal wear and tear. Alterations: No painting, renovations, mounting of TVs, or other alterations without prior written approval from the owner. Subleasing & Airbnb: Subleasing, short-term rentals, or listing the property on platforms such as Airbnb or VRBO is strictly prohibited. Illegal Activity: Any illegal activity on the property is grounds for immediate lease termination in accordance with applicable law. Lawn Care & Snow Removal: Tenant is responsible for routine lawn maintenance and snow removal unless otherwise specified in the lease. Renter's Insurance: Proof of renter's insurance is required before move-in and must be maintained throughout the lease term. Move-Out: The home must be returned in clean condition, with all personal belongings removed and keys returned at the end of the lease. Additional Lease Terms Screening Requirements: All applicants are subject to a background check, credit check, income verification, and rental history review before lease approval. Income Requirement: Total household gross monthly income must be at least three (3) times the monthly rent. Business Use: The property is for residential use only. Operating a commercial business from the home is not permitted without the owner's prior written approval. Parking & Vehicles: No recreational vehicles (RVs), campers, trailers, boats, or other oversized vehicles may be parked on the property without prior written approval from the owner. HVAC Maintenance: Tenant is responsible for regularly replacing or cleaning HVAC filters throughout the lease term to help maintain the system's performance. Keys: Any lost or unreturned keys will be replaced at the tenant's expense. If rekeying is required for security purposes, the tenant will be responsible for the associated cost. Furnished Home: The home is rented fully furnished. All furniture, decor, appliances, kitchenware, linens, and household items must remain in the home unless the owner provides prior written approval. Tenants are responsible for maintaining all furnishings in good condition, excluding normal wear and tear. Lease Violations: Violations of the no-smoking policy, excessive noise, unauthorized parties, unauthorized occupants, or any other material breach of the lease may result in lease termination in accordance with applicable state and local laws. We take pride in maintaining Purple House and are looking for tenants who will enjoy it as their home while helping preserve it for future guests and residents.
