Located in Sunrise, Golfview Flats offers easy access to downtown Fort Lauderdale, Fort Lauderdale-Hollywood International Airport, Sawgrass Mills, and Metropica, with shopping, dining, and entertainment nearby. All prospective tenants 18 years of age or older must submit an application and pay a $100 non-refundable application fee. Applicants must consent to background and credit screening. Applicants must have verifiable income equal to at least three times the monthly rent, which may be combined among approved applicants. Required documentation includes proof of income, a valid photo ID, a payment history ledger from the applicant's current residence, and employment and prior rental references. In addition to monthly rent, tenants are responsible for a $5 monthly pest control fee, a $15 monthly trash service fee, and monthly water/sewer and garbage reimbursement based on apartment size. Security deposit requirements are based on credit score and screening results. Applicants with a credit score of 700 or higher require a minimum security deposit equal to one month's rent. Applicants with a credit score between 600 and 699 require a minimum security deposit equal to two months' rent. Applicants with a credit score below 600, or who otherwise do not meet the property's screening criteria, do not qualify. Pets are limited to approved non-aggressive breeds under 20 pounds and are subject to a $40 monthly pet fee per pet.
