Lease terms

Lease Term Initial lease term shall be twelve (12) months. Upon expiration of the initial lease term, the tenancy shall terminate unless renewed in writing by both Landlord and Tenant. Rent Monthly rent is due on the 1st day of each month. Late fees shall apply as outlined in the lease agreement. Security Deposit Security deposit equal to one and one-half (1.5) months' rent is required prior to move-in, in accordance with Michigan law. Utilities Tenant is responsible for payment of all utilities, including electricity, gas/heat, water, sewer, trash, cable, internet, and any other utility services used during the tenancy. HOA dues are paid by the Landlord. Move-In Fee A one-time non-refundable cleaning fee of $250 is due prior to move-in. Smoking Policy Smoking is strictly prohibited anywhere inside the condominium unit, garage, balcony/patio, hallways, common areas, and within 25 feet of the building. This prohibition includes cigarettes, cigars, pipes, vaping devices, e-cigarettes, marijuana, and any other smoking or inhalation devices. Any evidence of smoking within the unit may result in charges for cleaning, deodorization, painting, carpet replacement, damage remediation, and any other costs incurred by the Landlord. Pets No pets shall be permitted without prior written approval from the Landlord and compliance with all HOA rules and regulations. Occupancy Only individuals listed on the lease application and lease agreement may reside in the property. Subletting or assignment is prohibited without prior written consent from the Landlord. Maintenance Tenant shall maintain the premises in a clean and sanitary condition and promptly report any maintenance issues. Tenant shall be responsible for damages caused by negligence, misuse, guests, or violations of the lease. HOA Rules Tenant agrees to comply with all condominium association rules, regulations, bylaws, and parking restrictions. Any fines or penalties assessed due to Tenant's actions or violations shall be Tenant's responsibility. Renter's Insurance Tenant shall maintain renter's insurance throughout the lease term with a minimum liability coverage of $100,000 and provide proof of coverage prior to occupancy. Application Requirements Credit, criminal background, income, and rental history verification required. Gross monthly household income should generally be at least three (3) times the monthly rent.
