Lease terms

Tenant & Landlord Responsibilities The tenant will be responsible for all utility services associated with the home, including electricity, water, sewer, natural gas (if applicable), internet, cable, and any other personal services they choose to obtain. Rent is due according to the terms of the lease, and a minimum 12-month lease term is required. The property is strictly non-smoking, including all interior spaces, the screened porch, patio, garage, and common areas. Pets may be considered with prior approval and are subject to a pet deposit and/or pet fees. Tenants are expected to maintain the interior of the home in good condition, promptly report maintenance issues, replace HVAC filters as directed, and comply with all community rules and regulations. The landlord will be responsible for all HOA dues, which provide access to the community's amenities, including the heated pool, pool house, dog park, and walking trails. The landlord will also cover all lawn care and exterior landscape maintenance, as well as trash and recycling services, allowing tenants to enjoy a low-maintenance lifestyle. Routine maintenance and repairs related to the home's major systems and appliances, excluding damage caused by tenant negligence or misuse, will also be the landlord's responsibility. This arrangement is intended to provide clear, predictable living expenses for the tenant, with rent plus utilities being the primary monthly costs.
