Lease terms

Tenant & Landlord Responsibilities The tenant is responsible for all utility services associated with the home, including electricity, water, sewer, natural gas (if applicable), internet, cable, and any other personal services they choose to obtain. A minimum 12-month lease is required. The property is strictly non-smoking, including the home, screened porch, patio, garage, and all community common areas. Pets may be considered with prior approval and are subject to applicable pet deposits and/or fees. Tenants are responsible for maintaining the interior of the home in good condition, promptly reporting maintenance issues, replacing HVAC filters as directed, carrying renters insurance, and complying with all Oxford HOA rules and regulations. Any HOA violations or fines resulting from tenant actions will be the tenant's responsibility. The landlord is responsible for HOA dues, lawn care, exterior landscape maintenance, trash and recycling services, and routine maintenance and repairs to the home's major systems and appliances, excluding damage caused by tenant negligence or misuse. HOA dues provide access to community amenities, including the heated pool, pool house, dog park, and walking trails. This arrangement is intended to provide a low-maintenance lifestyle with predictable living expenses, with rent and utilities being the tenant's primary monthly costs.
