Section 8 / Housing Choice Vouchers welcome 1. Lease Length o Standard: 12 months (1450), After MTM (+$50) 2. Rent Due Date o Due on the 1st, late after the 3rd . o Late fee( $50 initial + $10/day). o Require electronic payments. 3. Security Deposit o 1 month's rent standard. 4. Utilities o Tenant pays all utilities . 5. Maintenance & Repairs o Tenant responsible for small items ( $100 or $150). o Tenant must report issues promptly. o Lawn Care 6. Guests & Occupancy o Only listed tenants may reside there. o Guests 14 days require written approval. 7. Pets o Pets allowed (2 max) o pet deposit per pet+ pet rent per pet. o Require renter's insurance covering pet liability. 8. Renewal & Termination o Lease automatically converts to MTM at end unless renewed. o Require 60 days' notice for move-out. 9. Rules for Property o Maintain clean/clutter free property o No smoking indoors. o No illegal activity. o Parking on slab, or on street. o No property modifications without written consent o Prompt (24 hour) notification to landlord for water intrusion, leaks. o Follow city mandated quiet hours (no large party or events without o No subleasing/guests ( 14 days) without written consent o See Tenant house rules addendum for details 10. Right of Entry 24-hour notice for repairs, inspections, or emergencies. Final signed lease terms shall prevail.
