No oven, barbecue machine or heavy appliances and furniture on roof top deck! No party too! Pets allowed with a fixed deposit and monthly pay rate determined during finalizing the deal! Water, gas, electricity and internet (cable TV) responsibility of the tenants, owner pays HOA fees. Any repairs due to tenants stay and activity is tenants responsibility! The house will be thoroughly repaired and inspected before handing over to tenants for the lease period of one year. On signing first and last month's rent plus one month's rent as advance is due immediately. After the lease period there will be an inspection and any damages caused by tenants will be taken out from the refundable advance and payed approximately within 30-45 days of after the lease period or tenants move out! Breaking lease for any reason will have to pay four months rent as penalty. Landlord has the right to evict the tenants anytime due to non compliance with the policies laid down in the lease. Tenants can use the ADT security system and landlord pays for it!
