Lease terms

12-month lease; monthly payment includes rent + HOA fees. HOA includes water, so renter will pay for other utilities and cable. Monthly utilities range from 50-100 per month depending on time of year. No smoking allowed. Must observe condo association rules with regard to noise (no loud noises or parties at night) and all other association rules which can be provided to renter. Pets under 20 pounds are allowed with prior consent + upfront pet fee per pet. Pets must be on a leash in the condo courtyard/areas. No fires allowed. Only one parking space per unit. Other vehicles must be parked in guest/visitor spaces. Rent due on the 1st of the month and will be considered late if not paid in full by 3rd of the month. Late fee of $25 for each day that rent is overdue. 30 day notice required if renter plans to terminate lease early. Any shorter notice will require next month's rent in full.
