Lease terms

Rental Criteria 1. Income Requirement: Monthly income must be at least two times the rent amount. 2. Credit History: Minimum credit score of 580. If the credit score is below 620, an excellent rental history is required (2 years verified with no late payments). Additionally, for credit scores below 620, the first month's rent, last month's rent, and a security deposit are required upfront no recent bankruptcies or foreclosures in the past two years. 3. Employment Verification: Proof of stable employment for at least six months. Self-employed applicants must provide tax returns and bank statements for the past year. 4. Rental History: Positive rental references from the last two landlords. No prior evictions in the past five years. 5. Background Check: Applicants must pass a criminal background check. No felonies or serious misdemeanors in the past seven years. 6. Security Deposit: Equivalent to one month's rent, refundable upon satisfactory inspection at the end of the lease term. For credit scores above 620. 7. Occupancy Limits: Maximum of two occupants per bedroom. 8. Pet Policy: Dogs (2 Max) are allowed, but NO CATs. Pets are allowed with an additional pet deposit of $300 per pet under 50 lbs and a $500 pet deposit per pet over 50 lbs. Certain breed restrictions apply. 9. Non-smoking: The property is a smoke-free environment. 10. Application Fee: A non-refundable application fee is required per applicant. 11. Rental Insurance: Upon approval of the application, the renter must provide proof of renters insurance. 12. Utilities: The renter will pay for water, trash, electricity, and gas. This is a non-smoking property. 13: Landscaping: Renters are also responsible for maintaining, mowing, and weed eating the BACK LAWN including outside the back fence by 2 feet for a fire entrance point. The front lawn will be contracted out for landscaping by the owner. 14: HOA Fee: The owner will pay a yearly HOA fee.
