Lease Term This lease shall be for a fixed term of twelve (12) months beginning on __________ and ending on __________. Occupancy Only tenants listed on the lease agreement and approved occupants may reside at the property. Unauthorized occupants are prohibited without written landlord approval. Rent Monthly rent in the amount of $________ shall be due on the ___ day of each month. Failure to pay rent in full by the due date may result in late fees and/or legal action as permitted under Ohio law. Utilities Tenant shall be responsible for payment of all utilities associated with the property, including but not limited to electric, gas, water, sewer, trash, internet, and any other applicable utility services unless otherwise stated in writing. All utility accounts must remain active and in the tenant's name throughout the duration of the tenancy. Proof of utility transfer and activation must be provided to landlord prior to move-in and key possession. Failure to maintain active utility service shall constitute a lease violation. Security Deposit Tenant shall pay a security deposit in the amount of $________ prior to move-in. Deposit may be used for unpaid rent, damages beyond normal wear and tear, cleaning, unpaid utilities, lease violations, or other lawful charges. No Pets Policy No pets of any kind shall be permitted on the premises without prior written consent from landlord. Unauthorized pets shall constitute a material lease violation. (Service animals and assistance animals accommodated in accordance with applicable fair housing laws.) Property Condition & Maintenance Tenant agrees to maintain the property in a clean, sanitary, and safe condition throughout the lease term. Tenant shall promptly notify landlord of any maintenance issues, leaks, damages, or unsafe conditions. Tenant shall be responsible for damages caused by tenant, occupants, guests, or negligence beyond normal wear and tear. Right of Entry Landlord may enter the premises for inspections, repairs, maintenance, emergencies, showing the property to prospective tenants, buyers, contractors, or for other lawful purposes. Except in cases of emergency, landlord shall provide reasonable notice prior to entry, with twenty-four (24) hours notice presumed reasonable under Ohio law, and shall enter at reasonable times. Illegal Activity Any illegal activity conducted on or near the premises by tenant, household members, or guests shall constitute grounds for termination of tenancy and eviction proceedings. Section 8 / Housing Assistance Tenants participating in the Housing Choice Voucher (Section 8) program remain fully responsible for compliance with all lease terms and property rules in addition to any obligations required by the local housing authority. Any tenant-caused damages not covered by the housing authority shall remain the responsibility of the tenant. Smoking No smoking or vaping of any kind shall be permitted inside the property. Alterations Tenant shall not paint, remodel, install fixtures, alter locks, or make modifications to the property without prior written consent from landlord. Abandonment Property left abandoned after vacancy or eviction may be disposed of in accordance with Ohio law. Default Failure to comply with any term of this lease, failure to pay rent, utility shutoff, unauthorized occupants, unauthorized pets, property damage, criminal activity, or repeated disturbances may result in termination of tenancy and eviction proceedings as permitted by Ohio law.
