Lease terms

This is a 12-month lease term with monthly rent due on the first day of each month. A security deposit equal to two months' rent is required at signing, in accordance with Maryland law. Tenant is responsible for all utilities, including electricity, water, and solar. The property must be maintained in clean, safe condition, and any damage beyond normal wear will be the tenant's responsibility. A late fee of $10 per day will be charged after the grace period. No smoking is permitted inside the home. Pets are allowed only with prior written approval and may require an additional deposit. Tenant must follow all Montgomery County housing regulations and any applicable HOA rules, including parking, trash disposal, and community guidelines. Landlord will handle major repairs and maintenance, while the tenant is responsible for repairs below $500 and routine upkeep. Notice to terminate or renew must follow Maryland's required timelines. Renter's insurance is strongly recommended. There are two reserved parking spaces and guest parking spaces (no visiting parking tag required).
