Interior Home Maintenance HVAC Care: Replace heating and air conditioning filters every 60 days. Plumbing System: Keep all drains clear. Do not flush anything other than toilet paper down the toilets (no "flushable" wipes, feminine products, or grease). The tenant is responsible for clearing minor clogs caused by misuse. Appliance Upkeep: Keep the stove, oven, refrigerator, and microwave clean and free of grease buildup. Clean the dryer lint trap after every use to prevent fire hazards. Smoke & CO Detectors: Periodically test smoke and carbon monoxide detectors. Replace batteries immediately when the low-battery chirp sounds. Pest Control: Maintain a clean home to prevent pests. Tenant is responsible for basic pest control (ants, roaches) resulting from poor housekeeping or open food. Prompt Reporting: Immediately report any leaks, water stains, roofing issues, or major appliance malfunctions to the landlord. Failure to report a known leak that results in secondary damage (like mold or rotted drywall) may hold the tenant financially liable. 2. Yard & Exterior Maintenance Watering: Consistently water all trees and shrubs in accordance with city watering restrictions. Weeding & Landscaping: Keep all garden beds, rock areas, and walkways free of weeds. Debris & Trash: Keep the yard, porch, and driveway clear of trash, and clutter. Bring trash bins to the curb on designated days and pull them back in promptly. Seasonal Care: Keep gutters clear of leaves and debris and ensure outdoor spigots/hoses are disconnected and winterized before the first winter freeze to prevent burst pipes.
