Lease terms

General Requirements: *1 year lease *Minimum Credit Score of 650 *Adequate Income to rent ratio 3 x monthly rent *No Smoking / Vaping *No pets *Positive Government Identification *Tenants are responsible for ALL utilities (water, sewer, garbage, electricity and natural gas(if applicable)). Front and Back Yards to be maintained by tenant. *Applicant(s) must be able to pay 2 months rent + Last Month rent in advance as security deposit (last month rent would not be paid when you are nearing to the completion of Lease Agreement) and First Month rent at the time of lease signing. *Applicant(s) must provide adequate proof of income: Most Recent Pay Stubs or Tax return for self employed applicants. *All Applicants subject to a credit check free of negative credit issues which may indicate an applicant is high-risk and / or indicates a pattern of payment delinquency. *Criminal convictions for crimes considered harmful to people or property will negatively affect consideration of the application. *Prior rental experience required with favorable references from prior landlord(s). *Proof of renters insurance will be required prior to moving in.
