Lease terms
TERM: The lease term shall be for a minimum period of one (1) year. RENT PAYMENT: Tenant agrees to pay rent on or before the 1st day of each month. Rent not received by the 5th day of the month may be subject to a late fee as permitted by applicable law. PAYMENT METHOD: Tenant agrees to pay rent by electronic payment, personal check, cashier's check, or money order. Cash payments will not be accepted unless approved in writing by Landlord. RENTER'S INSURANCE: Tenant shall obtain and maintain renter's insurance throughout the lease term and shall provide proof of coverage to Landlord upon request. Failure to maintain renter's insurance shall constitute a violation of this Lease Agreement. MAINTENANCE AND REPAIRS: Tenant shall maintain the Property in a clean and sanitary condition. Tenant shall be responsible for any damage caused by Tenant, Tenant's family members, guests, invitees, or pets beyond normal wear and tear. Landlord shall be responsible for repairs resulting from normal wear and tear or structural defects not caused by Tenant. UTILITIES: Tenant shall be responsible for all utilities and services associated with the Property, including but not limited to electricity, gas, water, sewer, trash collection, cable, and internet services. PETS: Up to two (2) small dogs and/or cats are permitted with Landlord's approval. Tenant shall be fully responsible for any damage caused by pets. Tenant agrees to pay a non-refundable pet fee of $300 per pet prior to occupancy. ALTERATIONS AND DECORATIONS: Tenant shall not make any alterations, improvements, painting, wallpapering, or other modifications to the Property without the prior written consent of Landlord. Tenant may hang pictures using nails or screws but shall repair and patch any excessive holes or damage before vacating the Property. SMOKING: Smoking, vaping, and the use of electronic cigarettes are strictly prohibited inside the Property. SUBLEASING AND OCCUPANCY: Tenant shall not sublease, assign, or permit any person not listed on this Lease Agreement to occupy the Property for more than fourteen (14) consecutive days or thirty (30) cumulative days during any twelve-month period without the prior written consent of Landlord. LANDLORD ENTRY: Landlord may enter the Property upon reasonable notice to Tenant for inspection, maintenance, repairs, improvements, or to show the Property to prospective purchasers or tenants, except in the case of an emergency where immediate access is necessary. HVAC MAINTENANCE: Tenant shall replace HVAC air filters at least every ninety (90) days and maintain the HVAC system in a clean and operable condition. Damage caused by failure to properly maintain filters shall be the responsibility of Tenant. TERMINATION AND RENEWAL: Upon expiration of the initial lease term, this Lease shall automatically convert to a month-to-month tenancy under the same terms and conditions unless either party provides written notice of termination in accordance with Virginia law, or both parties execute a new written lease agreement.
