Utilities Tenant shall be solely responsible for the payment of all utility services associated with the Premises, including but not limited to water, sewer, garbage, natural gas, electricity, and any other utility services used during the tenancy, unless otherwise agreed to in writing by Landlord. Security Deposit Upon execution of this Lease, Tenant shall pay a security deposit in an amount equal to one (1) month's rent. The security deposit shall be held and administered in accordance with applicable state law and may be used by Landlord to cover unpaid rent, damages beyond ordinary wear and tear, cleaning costs, or other amounts owed under this Lease. No Smoking Smoking, vaping, or the use of any tobacco, cannabis, or similar smoking products is strictly prohibited anywhere inside the dwelling, garage, patios, balconies, or any other enclosed areas of the Premises. Tenant shall be responsible for any cleaning, deodorization, repair, or remediation costs resulting from violations of this policy by Tenant, occupants, guests, or invitees. No Pets No pets, animals, birds, reptiles, fish tanks, or other creatures shall be kept, harbored, or allowed on the Premises without the prior written consent of Landlord. Any unauthorized pet shall constitute a violation of this Lease and may result in fees, damages, or termination of tenancy as permitted by law. This provision does not apply to service animals or other animals required as a reasonable accommodation under applicable fair housing laws.
