Terms at 8401 E Cortez St

$15,000/month rental rate. Rental rate is due 1st day of each month and is considered late after end of 3rd day of each month. Late fee is 5% of rental rate for first 10 days late. Thereafter, an additional late fee of $150 per day late until rent is paid in full (including free accrual). $15,000 security deposit. Security deposit will be returned within 30 days of rental agreement, less any property damages realized during tenant stay. Utilities (electricity, waste, internet, etc.) are renter's responsibility. Owner will pay water usage up to $500/mo. Owner pays for landscape, pool and house maintenance. Renter is responsible for house cleaning needs. Owner is allowed house inspections with 4 hour notice. Pets will be considered upon review. If approved, a $1,500 non-refundable pet deposit is due at signing. Smoking not allowed within house (includes marijuana and vaping).
