Lease terms

Garage in the back is not included in the lease due to a project rebuilding with ADU. There maybe some inconvenience due to the project. Parking will be street parking at front of the house. Street sweeping 2nd & 4th Tuesday 12-4 Tenant to be aware the rent will increase to market rent when garage is completed and useable. Estimated project length 1 year. Following appliances are included in lease with tenant's responsibility of repairs and maintenance 1) refrigerator 2) oven range and exhaust fan. 3) dishwasher 4) washier & Dryer 5) under sink reverse osmosis water filter Gardener included and service on every Wednesdays. (Instruction for Application) Please submit the following items with the completed rental application. All information provided will be used solely for tenant screening and qualification purposes. 1) Completed Rental Application Form: Each adult applicant (18 years or older) must complete a separate application form provided. (Please request the form) 2) Credit Report / Score: Zillow, Credit Karma, or another reputable screening service accepted. 3) Government-Issued Photo ID: Driver license or state-issued identification card. 4 Proof of Income: Two months of pay stubs, employment statements, or bank deposits. 5 Additional Financial Verification: Recent bank statements or proof of funds may be requested. (Security Deposit Split Payment Option) The required security deposit is equal to 1.5 months of rent. Qualified applicants may use a split payment option. One month of the deposit is due at lease signing to secure the property, and the remaining balance may be paid split up to three months. A monthly administrative fee equal to 2% of the original remaining balance applies throughout the split payment period.
