Lease terms

Thank you for your interest in the property. The lease term for this home is twelve (12) months. Rent is due on the first day of each month and must be paid in accordance with the terms outlined in the lease agreement. Tenants are responsible for all utilities associated with the property, including but not limited to electricity, water, sewer, gas, trash service, internet, cable, and any other utility services used during the tenancy, unless otherwise specified in writing. A security deposit equal to one month's rent is required at lease signing. The first month's rent and security deposit must be paid prior to receiving possession of the property and keys. In certain circumstances, payment arrangements may be considered on a case-by-case basis and must be agreed upon in writing by the landlord prior to move-in. All occupants age 18 and older are required to complete an application and background screening. Approval is subject to verification of income, rental history, background screening, and other qualifying criteria. Tenants agree to maintain the property in a clean and sanitary condition and to promptly report any maintenance concerns. Smoking is prohibited inside the property. Any pets must be approved by the landlord and may be subject to additional deposits, fees, or lease requirements. The property is rented in its current condition following any agreed-upon repairs or preparations. A move-in inspection will be completed to document the condition of the property at the beginning of the lease term. Additional terms and conditions will be outlined in the formal lease agreement.
