Lease terms
1 year lease required. Rent is due on the 1st of every month. Any rent paid after the 5th of each month will be considered late and a $50 late fee is to be paid by tenant. Security deposit is 1.5 months rent ($2100) and is due at lease signing. After 12 consecutive months paid and occupied, lease moves to month to month agreement unless another 12 month lease is desired. Owner requires 30 days notice if lease is not being renewed. IF lease is broken before term, tenant forfeits security deposit. HOA fee is included in Rent. Cable and Internet is tenant responsibility. Pets are allowed with owner approval and a $250 pet fee, per animal, is due at signing plus an additional $25 pet fee per month will be added to rent. No Smoking allowed in condo. Tenant must obtain renters insurance and provide proof of insurance to owners no later than the first 30 days of occupancy.
