Lease terms

Proposed Lease Terms & House Policies 838 Augusta Street Lease Term 12-month lease preferred. Six-month lease may be considered. Monthly Rent $1,975 Rent is due on the 1st of each month. A grace period is provided through the 5th of each month. Late fees will apply beginning after the grace period as outlined in the lease. Security Deposit $1,975 Due before move-in. For qualified applicants, we may consider allowing the security deposit to be paid over the first two to three months of the lease. Move-In Requirements Prior to receiving keys: Signed lease agreement First month's rent Security deposit (or approved payment arrangement) Occupancy Maximum occupancy: 6 persons All occupants, including minors, must be disclosed on the rental application. Every adult (18 years or older) residing in the home must sign the lease. No additional occupants may establish residency without the landlord's written approval. Guest Policy Guests are welcome, but overnight guests may not remain at the property for more than ten (10) consecutive days. Utilities Tenant is responsible for: Dominion Energy (electric service) City of West Columbia water and sewer Internet and cable (if desired) Included by the Landlord Professional lawn care every other week Quarterly preventative pest control service, with additional treatment provided if needed Monthly HVAC air filters for the tenant to replace, helping maintain the home's new HVAC system Smoking Smoking is not permitted inside the home. No Pets Application Requirements All applicants will complete: Credit screening Criminal background screening Income verification Gross household income should generally be at least three times the monthly rent.
