Lease terms

Landlord Requirements: 1. Application via Zillow is encouraged. Otherwise an application fee of $50/Adult applies if Credit/Criminal/Eviction Reports are ran via TransUnion SmartMove. 2. Credit score of 650 minimum 3. Combined net income of $5400. 4. Minimum lease of 12 months with a 1 or 2 year renewal option afterward. (A 24 months lease is preferred if multiple applications are received.) 5. No Eviction Record. 6. No PETS PREFERRED. If a small pet(s) is approved, there will be a one-time fee of $350 for one small Pet or $500 for two small pets plus a monthly pet rent of $20 per Pet/Month. 7. Tenant is responsible for all utilities not limited to electric, gas, water, sewer. 8. Since the MSD sewer bill goes after the landlord, the tenant has the option to add the MSD bill amount on top of the monthly rent. If any late payment occurs, the landlord will collect MSD bills on top of the monthly rent. 9. Washer/Dryer hookup. The landlord will not be responsible for the repair/removal costs. MARKETING REMARKS
