Lease terms

Owner pays for water, trash and HOA fees. Renter has to arrange for and pay all other utilities, such as gas, electricity, cable/internet and rental insurance. Renter is expected to cover regular/minor maintenance issues such as changing light bulbs, exchanging furnace air filters, clearing snow, salting their stairs, replacing batteries, ect. There is one assigned parking spot in the alleyway directly behind the building. Price for the spot is already included, and potential for a second rented spot from another unit. Additionally, there is zoned street parking with purchasable (from city) daily parking passes for visitors. No breed restrictions, but temperament will be assessed and can disqualify pet(s). No smoking inside the unit. Respect and consideration toward other units and neighbors is an absolute must. No subleasing, long-term stays not on the lease, or paid guests without owner approval. Background checks, employment/income verification, and brief in-person interviews during showings should all be expected prior to leasing. The leasing of this unit is done with adherence to the Chicago Residential Landlord and Tenant Ordnance, the Just Housing Amendment, the Fair Housing Act and all other Illinois and Federal law requirements.
