Lease terms

Rental Terms * Lease Term: 12-month lease. * Monthly Rent: $2399 * Security Deposit: $500 * Application Fee: $25 per adult applicant (non-refundable). * Smoking Policy: No smoking or vaping is permitted inside the home, garage, or anywhere indoors * Pets: One small pet (20 lbs. or less) may be considered with approval. * Pet Deposit: $350 (refundable, subject to lease terms and any damage beyond normal wear and tear). * Tenant is responsible for cleaning up after pets and any pet-related damage. * Occupancy: All occupants 18 years or older must complete an application and be approved before moving in. * Utilities: Tenant is responsible for all utilities, including electricity, gas, water, sewer, trash, cable, and internet. * Lawn Care: Tenant is responsible for maintaining the lawn, landscaping, and keeping the property clean. * Renter's Insurance: Proof of renter's insurance is required before move-in and must be maintained throughout the lease term. * Maintenance: Tenant agrees to promptly report maintenance issues. Tenant is responsible for damages caused by negligence or misuse. * Parking: Parking is permitted in the garage and driveway only. No parking on the lawn. * Late Rent: Rent is due on the 1st of each month. A late fee be assessed if rent is not received by the due date, as permitted by Oklahoma law and the lease agreement. * Move-In Requirements: First month's rent, security deposit, and any applicable pet deposit are due before possession of the property. * Availability: Home is available for immediate occupancy upon approved application and completed lease signing.
