Lease terms

Lease Term: 12-month lease preferred. Rent: Monthly rent is due on the 1st day of each month. Security Deposit: Required upon lease signing. Utilities: Tenant is responsible for all utilities and services, including electricity, natural gas, water, sewer, trash, internet, cable, and any other applicable utility services. Utilities are not included in the monthly rent. Pets: Pets are permitted with prior approval. Additional pet fees and/or monthly pet rent will apply. Breed, size, and quantity restrictions may apply. HOA Amenities: Residents will enjoy access to community amenities maintained by the HOA, including beautifully landscaped common areas, pickleball courts, swimming pools, playgrounds, dog parks, walking paths, green spaces, and other community recreational facilities. HOA access is included with tenancy, subject to HOA rules and regulations. Smoking: No smoking permitted inside the home. Occupancy: All occupants over the age of 18 must complete an application and be approved prior to occupancy. Rental Qualifications: * Minimum credit score of 650 preferred * Verifiable household income of at least 3x monthly rent * Positive rental history * No prior evictions * Debt-to-income ratio under 45% preferred Renter's Insurance: Tenant is required to maintain renter's insurance throughout the lease term.
