Only those with a signed rental contract may reside on the property (no sub-letting or extended, unauthorized guests). No modifications without prior written permission of the landlord, including, but not limited to: painting, nail holes, structural modifications to any property on the premises. Tenant is responsible for all utilities and utility connections must be maintained for duration of lease. Landlord will provide lawn care and pest control through contractors. Tenant may be required to obtain renter's insurance if a dog will be present on the premises or if any flotation devices (i.e. waterbeds) are present on the premises.
