This beautiful 3/2 fully turnkey Courtyard Villa is just a short 10-minute walk to Lake Sumter Landing, and a short golf cart ride to either of the… other 2 Squares (Brownwood and Spanish Springs). Plus, the Virginia Trace Pool is only a 5-minute walk which also includes a dog walk, horse shoes, shuffleboard and the Postal Station. The Canal Street Recreation Center with Family Pool, Billiards, Pickleball and plenty of other indoor and outdoor activities is only a 10-minute walk. Nearby recreation centers have numerous activities to meet every interest. Within a 15-minute cart ride, there are four 27-hole championship golf courses and ten executive courses.
Our home has an open and inviting floor plan. Particularly if you are entertaining, you are always within ear and eye shot of your guests.
The home is done in large neutral tile, crown molding, custom valances, soft rugs, and the Master Bed now is a king size Select Comfort bed.
It has a beautiful large open kitchen with lots of cupboards and a small rollable center work island. The kitchen has a full-length bar/pass-thru open to the dining and living area and an ample pantry off to the side. There are 4 nice padded swivel bar stools if you chose to eat at the pass thru.
The Master Bedroom has a king size Select Comfort dual side adjustable bed and furnished in an old-world white. It also has a large walk-in closet with plenty of storage. A new high-def 32" wall mounted flat screen LED TV is provided for those evenings when you simply want to relax in bed and watch your favorite program. You can also step outside from the Master Bedroom through your private entrance onto the lanai for a breath of fresh air.
The Guest Bedroom (second bedroom) has a queen size bed and is also furnished in the old-world white color. This bedroom has a new 32' wall mounted flat screen LED TV player for your guests. The Guest bedroom and bathroom can be separated from the main living area by simply closing a pocket door.
The Third Bedroom has a Trundle Bed with lots of comfortable pillows for just lounging around and reading a good book. It also has a pull-out single bed and storage underneath allowing for sleeping for two guests with the option to put the beds together or leave them as individuals. Within this room is a small sitting area by the window consisting of a table and two chairs. This is the perfect room to relax in, check your e-mail or scan the Internet.
The Master Bath has a nice sized walk-in shower, while the Guest Bath has a full-size tub and shower.
The Living Room has an entry to the lanai and also a large 46' flat panel TV and DVD player for your watching enjoyment. A variety of table games, DVDs and books are also included.
The Laundry Room is inside and is equipped with a utility sink and closet.
The screen enclosed Lanai is a great addition to the home providing a nice area to eat or lounge outside while still protected from the elements. The full height screens let in just the right amount of fresh air. Outside the lanai is a wonderful custom private patio area which is perfect for that first cup of coffee, reading the newspaper, or even maybe privately working on your tan since the backyard of this Courtyard Villa is completely enclosed for privacy. Plus, there is a propane gas grill for those you love to do a bit of 'grillin'.
The garage provides parking for your one car, which is rarely needed and a golf cart (main mode of transportation while in The Villages).
The renter will be responsible for electric, gas, internet/TV, and renter's insurance. Owner Responsible for everything else; water, VCDD/amenities, lawn, pests and any repairs needed.
Minimum 12-month lease. The Villages is a 55+ community and children are not allowed as residents. Please consider this when applying.
