Lease terms

In addition, applicant will provide proof of renters insurance covering any damage caused by pet(s). 7) Reusable screening reports are not accepted. 8) Tenant screening reports via Zillow. 9) Applications: Applications via Zillow (Zillow has their own fee). 10) Income: Applicants will show proof of income of at least 3x monthly rent. If less, a qualified co-signer may be required or application may be denied. 11) Employment: Applicant to have verifiable current employment, or denial may result. 12) Rental History: Applicant will have proof of valid rental history of 2 years. Valid means a written lease or month to month rental agreement. If less than 2 years a co-signer my be required. Any late payments, balance owing, noise, broken lease, etc. may result in application being denied. 13) Credit: Applicants will have a minimum credit score of 620. Any open credit accounts should be current and in good condition. Negative credit history may result in denial or co-signer requirement. 14) Photo ID/SS#: Valid government photo ID and social security number is required of all applicants. 15) Fees/Deposits: In Seattle tenants are allowed, should they choose, to pay the security deposit, pet deposit, move-in fees, and any last month's rent in installments. For a 1 year lease it's a 6 consecutive month installment plan, unless otherwise agreed to by tenant and landlord. 16) Co-signers: Any co-signer should have 5x the monthly rent amount. Proof of rental history or mortgage history in good condition of at least 1 year. Proof of 2 years of current/previous employment. Any credit accounts will be in good condition for 2 years., sewer and garbage included in monthly rent.
